One of the fastest growing communities in the State of Ohio and the second fastest growing community in Central Ohio, Pickerington continues to maintain high standards for development and a desirable quality of life for residents and businesses. From the charming Olde Pickerington Village, to the commercial corridor along State Route 256, the city offers an aesthetically appealing natural landscape that earned it the name: "Violet Capital of Ohio."

The Planning and Zoning Department is responsible for reviewing all developments to ensure they meet the development standards of the Planning and Zoning Code and to assist applicants through the development process. The City offers Growth Management Meetings on Tuesday afternoons at their offices; please call in advance to schedule a meeting.


Zoning Certificates

A Zoning Certificate is required for many projects including, but not limited to: new construction, additions, sheds, pools, fences, decks, patios, home occupations, lot splits, change of use / new tenants, tents, banners, signs, etc.

Fee Schedule:

Residential (New)                 $125.00 ($50.00 revision fee)
Residential (Existing) $25.00
Non-residential $125.00 per use
Signs $50.00 per sign
Lot Splits $100.00 per split

Community Activity Signage

Community activity signage is permitted in the City of Pickerington for activities that are open to the general public, are sponsored by public, private nonprofit, or religious organizations, and are educational, cultural, or recreational in function. City Manager/Planning Director approval is required before community activity signage can be displayed. Please see the second page of the application for information on the five (5) approved locations.

Garage Sales

In the City of Pickerington, a garage sale is considered the incidental sale of used household goods accumulated in the process of housekeeping; this definition also applies to both yard sales and porch sales. These types of sales are regulated within city limits in order to preserve the quality of life in all Pickerington neighborhoods.

Planning & Zoning Commission

The Planning and Zoning Commission is responsible for reviewing proposals and making recommendations on land use policy and development. The principal activities include review and recommendation on subdivisions and annexations, re-zonings, site plans, comprehensive sign plans, and issues certificates of appropriateness for commercial projects under the City’s Commercial Design Guidelines.  The City maintains active membership in both Mid-Ohio Regional Planning Commission (MORPC) and Fairfield County Regional Planning Commission (FCRPC). Mr. Chukwu represents the City at the FCRPC meetings.

The Planning and Zoning Commission meets on the second Tuesday of each month at 7:30 P.M.

All applications must be received in the Planning & Zoning offices no later than one month prior to the next meeting. Please see the second page of each application for specific meeting dates and deadlines.

Board of Zoning Appeals

The Board of Zoning Appeals hears variance requests and appeals on technical issues regarding permitted land uses under the Zoning Code. The Board meets on the fourth Thursday of the month at 7:00 P.M., as necessary.
